Property Management is a core business for Norris & Stevens and a foundation of our relationship with clients. We believe excellence in property management is the basis for our clients’ confidence in our leasing, sales, and development services. Norris & Stevens’ Multi-family Asset Management Division manages over 200 apartment communities in Oregon and SW Washington. Our management portfolio ranges from luxury properties to distressed communities undergoing rehabilitation and have leased-up more than 150 new apartment properties. Investors know their multi-family property is in good hands with an Institute of Real Estate Management Accredited Management Organization®. Norris & Stevens is not only AMO® accredited, but we also have Certified Property Managers® in all disciplines.
Each property is assigned to an Asset Management Team consisting of the Apartment Asset Managers, On-site Managers/Staff, and Leasing Staff. Each team member is experienced and trained with an emphasis on customer service in every aspect of property management and resident relations. Apartment Asset Managers meet weekly to discuss property challenges, innovative solutions, and collaborate with in-house brokers to ensure the property maintains the highest market value. We foster an enthusiastic manner and a positive attitude in our On-Site Managers and Leasing Staff, necessary to achieve the maximum occupancy rate the market allows.
Lease-Up
From the opening of the property to 100 percent occupancy… marketing never stops, no matter the market conditions. All facets of the lease up process are provided, including site planning, unit mix, pricing, and amenities consultation. Our complete marketing services will equip you with a custom logo, website, and property brochures for distribution.
Accounting
Each month, we send you a detailed letter summarizing the performance of your property and discuss its rents, market conditions, physical issues, variances to budget or any other issues affecting the property. These are backed by a full suite of financial reports that provide all the information you need to understand your property.

Annual unit-by-unit inspections for planning and budgeting. Periodic in-depth evaluations are conducted by Apartment Asset Manager in conjunction with the On-Site Manager to identify and minimize potential maintenance issues, whether they are concerning residents, your property, or fiscal conditions.
